Merritt Crossing Senior Apartments

Merritt Crossing is a new senior housing community developed by owner Affordable Housing Associates (now Satellite Affordable Housing Associates, SAHA) and was completed in 2012. The six-story building provides affordable housing, offices and community facilities in a transit-oriented location near downtown Oakland. Our highlight was being an integral part of achieving the first ENERGY STAR Highrise award for a multifamily project in California.

Mountain View Cohousing

When construction was just about to begin for the South Bay's first cohousing project, Beyond Effiency was engaged to complete a detailed plan review to comment on energy-related aspects of the plans. We provided a detailed matrix of comments and recommendations, including suggestions for improving a significant thermal bridge at the edge of an elevated post-tensioned podium slab. We also advised on window glazing specifications, exterior shading, and insulation assemblies and performance requirements.

Stanford Faculty Housing

A new community of homes for Stanford faculty, being developed to attract and retain faculty in the midst of a challenging housing market, will result in 180 housing units for purchase at below-market prices through the use of restricted ground leases. The 17-acre development will include 68 single-family homes and two four-story multifamily condominium buildings surrounding a central park and community center. The first set of homes is expected to be available in 2017.

Avena Bella

This new affordable housing community consists of eight Mediterranean-style buildings, a mix of garden-style walk-up apartments and double-loaded corridor buildings. It also includes a community center, pool, and computer lab with after school support for youth. It features generous green and open space areas, including a community garden and strategically placed trees that will help shade both indoor and outdoor living spaces.

Rene Cazenave Apartments

The first of the Transbay Redevelopment Area projects, this urban infill supportive housing project was completed in 2013 and serves as a gateway to the San Francisco Redevelopment Agency's vision of a new "main street" along Folsom Street. We were part of the GreenPoint Rater Multifamily team along with Sage Green Development.

The Savoy (Oaks Hotel)

This 7-story historic building was extensively remodeled and converted from 84 single-room occupancy units (SROs) to 47 efficiency apartments. Built in 1916, the building required major efficiency improvements. Beyond Efficiency's original role was to provide investment-grade energy auditor services for the San Franciscos Bay Area Affordable Multifamily Retrofit Initiative. We later provided a GreenPoint Rated feasibility analysis and TCAC support.

The Gantry

Combining two existing sites, "The Gantry" infill project at 2121 Third Street (formerly called Mission Piers) is a new 7-story residential mid-rise building in the Dogpatch neighborhood of San Francisco. The location is convenient to 3rd street MUNI lightrail, cafes and other amenities and boasts a Walk Score of 82. The project is under construction and will soon be open for leasing.
